What I list

Three Kinds of Property. Three Different Conversations.

01 · Houses

In Town and Out on the Ridge

From a starter place off Business 220 to a farmhouse at the end of a township road. I price it against what actually sold nearby, not against an algorithm that has never driven the road.

  • Free, no-obligation market opinion
  • Photos, signage, and Bright MLS syndication
  • Showings handled by me, the agent you hired
02 · Land & Acreage

Ground Is Priced Differently.

Tillable, timber, pasture, hunting camp, frontage you could split — each one carries a different number. Right-of-way, mineral and timber rights, perc tests, Clean & Green: the details that decide the price are the details I ask about first.

  • Tillable, timber, and pasture valued separately
  • Clean & Green, easements, and access issues flagged early so the right records get checked
  • Marketed to buyers who are actually looking for land
03 · Rentals & Multi-Unit

If It Has to Cash-Flow, Start With the Numbers.

I will run the rent roll and the realistic expense side before you make an offer, and tell you plainly when a deal does not work. Owners who are tired of being landlords, or who inherited a place they never wanted, get the same straight math.

  • Rent-roll and expense review
  • Two-houses-on-one-deed and other odd parcels
  • Straight answers on what a deal will not do

Why people call me instead

A Local Agent Who Walks the Property

You get a licensed local agent who comes out, prices the place from nearby sales, and tells you plainly what will help or hurt the sale. I live in Bedford and work through Bedford County Real Estate, an independent office on Business 220.

You Get Me, Not a Queue

One direct cell number. Call or text it and I answer, or I call you back myself. The office line always works too.

I Know What the Road Does in Winter

Well depth, septic age, flood plain, school district lines, winter access, which lane the plow gets to last: the kinds of local details I check before I price anything.

Find Out What It Is Really Worth.

An online estimate has never walked your property line. Leave your number and I will price it against what comparable homes and ground in your part of the county actually sold for.

  • I call you back myself as soon as I can, usually the same day
  • Priced on local comparable sales, not a national algorithm
  • Acreage, easements, and Clean & Green factored in
  • No cost, and no obligation to list

Would rather just talk? Call or text (814) 515-6900

Tell Me Where It Is.

Two fields required. Takes about twenty seconds.

No cost, no obligation to list. I use your number only to call or text you back about your property or question.

Common questions

Straight Answers.

What is my property worth right now?

Call or text (814) 515-6900, or leave your number below, and I will put together a market opinion for you — what comparable homes or ground in your part of the county actually sold for, not an online estimate. No cost, and no obligation to list.

Do you handle land and farms, or just houses?

Both. Tillable acreage, timber, pasture, hunting camps, and building lots all get valued differently than a house does, and they sell to a different buyer. I list and market them accordingly.

I am buying. Do I have to pay you?

Talk to me about it directly. Buyer agency and compensation are spelled out in a written agreement before I start showing you property, and Pennsylvania requires me to give you the Consumer Notice at first substantive contact. No surprises at the closing table.

How long does it take to sell in Bedford County?

It depends on price, condition, and where the property sits. I will give you a realistic window for your specific property when I walk it, including the honest answer if the number you have in mind is above what the market is paying.

I inherited a property here but live out of state. Can you help?

Yes, and it is one of the most common calls I get. I can walk the property, give you a realistic selling number, help you find local options for cleanout and repairs, handle showings, and keep everything moving by phone and email while you are elsewhere.

Who is your broker?
